Located at the western edge of Piazzetta Casa Bianca and only 150 meters from the seafront, the Avenue Apartments sit strategically in the town to have panoramic views from the edge of the Lido, 180 degrees to the Lagoons of Venice.

The ambition of the 12-storey multi-unit development was to front load the site with the bulk of the program—a mix of 2- and 3-bedroom units with a fully open and divisible ground floor commercial space—and attenuate the circulation as far into the site as possible in order to create a series of open-air, semi-public terraces.

The vertical circulation core is framed by an articulate, folding concrete surface behind which all of the mechanical spaces are placed, and through which residents enter the ‘sky lobbies’ at every level. This elongation forces the circulation to attenuate across a stack of shifting bridges that connect these open terraces on each floor to the residential units and create an open-air atrium that penetrates deep into the building massing. Each unit’s service core and wet spaces are centralized around this small courtyard atrium to maximize the building’s efficiency given its exaggerated and theatrical circulation.

The residential facades are clad with locally prefabricated concrete panels and adorned with a deep vertical screen, canted such that they create privacy from the city at most perspectives but retain open views to the waterfront beyond. These large panels on the east and west exposures double as shading devices that mitigate solar exposure and act as wind breaks for the balcony spaces behind.
